NOTICE OF REGULAR MEETING

RED OAK PLANNING AND ZONING COMMISSION

Notice is hereby given that the Regular Meeting of the Red Oak Planning & Zoning Commission will be held on Monday, December 4, 2006, at 7:00 p.m. in the Council Chambers of the Red Oak Municipal Center, 200 Lakeview Parkway, Red Oak, Texas, at which time the following will be discussed and considered to-wit:

1. CALL TO ORDER - The Chair will call the meeting to order, declare quorum if present, and declare notices legally posted pursuant to the Open Meetings Act.
2. NEW BUSINESS – OPEN SESSION
   
   1. Consideration of approving the minutes of the Monday, November 6, 2006 Regular Meeting.
   2. Consideration of approving changing the January Regular Planning & Zoning Commission Meeting to Tuesday, January 2, 2007 due to the New Year’s Holiday.
   3. Conduct a Public Hearing and consideration of amending the City of Red Oak Future Land Use Plan to change from Highway Oriented (HO) to Mixed Use Center Planned Development (PD) for approximately 1.330 acres in the Robert Bell Survey, A-60, south of Red Oak Rd. and west of SH 342, City of Red Oak, Ellis County, Texas.
   4. Conduct a Public Hearing and consideration of approving a zoning change from Commercial-1 (C-1) to Mixed Use Planned Development, and a Development Plan for the Minyard Addition, being a 1.330 acre addition in the Robert Bell Survey, A-60, City of Red Oak, Ellis County, Texas, south of Red Oak Rd. and west of SH342, requested by Jack Minyard.
   5. Consideration of approving a Preliminary Plat for the Minyard Addition, being a 1.330 acre addition in the Robert Bell Survey, A-60, City of Red Oak, Ellis County, Texas, requested by Jack Minyard.
   6. Conduct a Public Hearing and consideration of approving a Specific Use Permit for a restaurant and private club, being approximately 1.360 acres in the J.E. Patton Survey, A-839, City of Red Oak, Ellis County, Texas, south of Red Oak Road and west of Interstate 35, requested by Charles Bertrand.
   7. Consideration of approving a Preliminary Plat for the Waterview Commercial Center, being a 10.049-acre addition in the J.E. Patton Survey, A-839, City of Red Oak, Ellis County, Texas, requested by Charles Bertrand.
   8. Conduct a Public Hearing and consideration of approving an Amended Development Plan for changing the front building line from 20′ to 10′ for Fox Hollow III Estates, being Lot 25, Block A, Fox Hollow III Estates, south of Red Oak Rd. and east of SH342, also known as 310 Briar Cove, City of Red Oak, Ellis County, Texas, requested by Sumeer Homes, Inc.
   9. Consideration of approving a Final Plat for the Harmony Amenity Center, being one (1) lot, 6.099 acres, John Nugent Survey, A-796, City of Red Oak, Ellis County, Texas, north of Ovilla Rd. and east of Uhl Rd., requested by James Harrington Engineers.
   10. Consideration of approving a Final Plat for the Harmony Addition, Phase 2, being 160 lots, 48.680 acres, John Nugent Survey, A-796, north of Ovilla Rd. and east of Uhl Rd., City of Red Oak, Ellis County, Texas, requested by James Harrington Engineers.
   11. Consideration of approving a Final Plat for Quail Run, Phase 3, 77 single-family lots, being 18.839 acres, McKinney & Williams Survey, A-751, south of Ovilla Rd. and east of Methodist St., City of Red Oak, Ellis County, Texas, requested by Bethany/Quail Run, Ltd.
   12. Consideration of approving a Final Plat for Fox Hollow Estates East, Phase 2, 34 single-family lots, being a 8.7158 acre tract in the McKinney & Williams Survey, A-751 and the Robert Bell Survey, A-60, north of Red Oak Rd. and east of SH342, City of Red Oak, Ellis County, Texas, requested by C&C Fox Hollow 1, Ltd.
